Traditionally, September sees a noticeable influx of new properties coming to market following the summer holidays. Interestingly, this didn’t materialise in the way we would normally expect this year. Instead, the market entered more of a ‘wait and see’ phase, with fewer homes being launched.

Much of this hesitation stemmed from uncertainty and speculation around the Autumn Budget, with plenty of industry chatter and whispers causing some sellers to pause their plans. Rather than slowing the market, however, this pent-up activity resulted in an unexpectedly busy December and momentum hasn’t dropped off! This bodes well as we head into January, which we expect to be particularly strong.

💸 Continued Focus on Affordability

With mortgage rates stabilising after recent fluctuations, affordability will remain a key factor for buyers in 2026. While we may see gradual improvements in borrowing conditions, realistic pricing will continue to be the driving force behind successful sales.

💡 Energy Efficiency Matters More Than Ever

Buyers are paying closer attention to EPC ratings and running costs when making decisions. Homes that are well-insulated and energy efficient are likely to stand out even more in the year ahead, particularly as energy awareness continues to grow.

📈 Supply and Demand Finding a Healthier Balance

The imbalance of too many buyers chasing too few homes has eased slightly during 2025, but demand remains strong in desirable areas. If more stock comes to market in early 2026, this could help create a more balanced environment and make onward moves and chains more achievable.

📍 Strength of Local Markets

National headlines often focus on averages, but property is always local. In areas such as Solihull, Coleshill and Lichfield, demand for family homes and well-connected locations is expected to remain resilient into 2026, supported by lifestyle appeal, transport links and community demand.
