It is always a great feeling knowing you have found a buyer for your property, but what happens next? We have detailed the process so you know what is to come.
First of all, you will need to instruct a solicitor…🔍
If you haven’t yet found one, our expert team can help recommend some of the best in the industry. When you have one you are happy with you will need to sign their terms of business and agree to the costs.
They will send out some forms to complete including the fixture and fittings and property information form, we can assist with completing these if you need help. There can be quite a few documents to complete so instructing a solicitor prior to accepting an offer on your property to get ahead in the process is recommended. Your solicitor will obtain the title deeds and any information on the existing mortgage.
Once your solicitor has received the information they need from you…📑
They will then prepare the draft contracts to send to your buyers solicitors. Your buyer’s solicitor will check the contract and raise any enquiries that have come up from the searches with your solicitor to review.
Once any enquiries have been responded to your buyers’ solicitor will confirm they are happy with the search results, the answers to enquiries and that they have the mortgage offer in place for your buyer. Don’t worry, we keep in regular contact with both solicitors to make sure everything is on track and moving along smoothly. 👩🏻💻
Your solicitors will check the transfer deed and send to you to be signed. A completion date is agreed by both parties and then contracts can be formally exchanged. The transaction is now legally binding. 📝
